The estate rolls from the tree line down to the water. A fairway crosses the middle of it, a spring-fed pond anchors the lawn, and a thousand feet of the Pemigewasset River wraps the southern edge. Trails thread the woods between them. You could spend a week here and never leave the property. Most guests nearly do.

The Pemi frontage

The Pemigewasset runs cold and clear along the whole southern edge of the property. Calm pools for a summer swim, gravel bars for camp chairs, and fly water at dawn.
The pond and dock

Cast off from your own dock. A kayak, stand-up paddleboards, and life jackets for all sizes are waiting at the water. The dock goes in each spring and comes out in November.
The one-hole course

Your own par three, played from three tiered, professional-grade tee boxes above the pond. Settle the family championship on the putting green before dinner.
The hot tub
Covered · Open all year, 24 hours
Under its own roof with a view across the grounds. Warm through every season, best after a day on the mountain with snow in the trees.
The fire pits
Two of them, gas-lit
One on the deck, one down the lawn. No kindling, no smoke in your eyes. Just push a button and gather in.
The playground and lawn games

A playground the kids claim on arrival, plus life-sized Connect 4 and a lawn built for tournaments. Bring trophies if you have them.
The trails
Hidden paths through the woods
Quiet walking trails wind the wooded edges of the property, down to the river and back. Morning coffee walks, evening constitutionals, first snowshoe tracks.
Corridor 11
The trail comes to you
Corridor 11, the state snowmobile and cross-country ski route, runs along the western boundary of the estate. Park the sled and trailer in the driveway, gear up in the prep area, and ride out. No hauling, no staging lots, no missed mornings.

Six o’clock, most summer evenings
Wave to the dinner train
Between six and seven, the dinner train rolls along the northern edge of the estate, close enough to wave to the diners. The kids wait for it on the lawn. So, eventually, do the adults.
Worth knowing
The river and pond are wild water. Levels change with the weather, there is no lifeguard, and children should always be supervised near the banks. The dock and boats are out from spring through late October. Quiet hours in the valley run 10 PM to 7 AM.
